BACKGROUND:

We bought this house in 2002 and slowly renovated it over a period of several years. We then carried on to renovate a nearby barn, in which we now live. The property has come a long way from when we first took it over, when cow pats splatted the inside walls and the current kitchen had a resident toad! Having rented the house out as a holiday gite for many years we are now wishing to split the property, selling the original farmhouse and continuing to live in the nearby barn conversion.
Masseube - Surrounding area:
Fabulous views in a quiet rural location. To the north there is a view of the full length of "Lac d'Astarac", considered to be one of the best fishing lakes in this part of France. To the east is a wooded hillside teaming with bird life and to the south a dramatic view of the Pyrenees (best seen from garden). Although especially visible in winter, in the high summer they are often obscured by a heat haze, but can usually be seen in the early morning, snowy peaks catching the rising sun even in July.

The house is located in a tiny hamlet, being semi-detached to one house with another, an owner-occupied renovated barn (i.e. occupied by us), located across a wide courtyard. The semi-attached house is occupied by a retired French and Spanish couple and we are a retired Irish couple, so it is a quiet hamlet.

There are numerous picturesque villages in the area which are enjoyable to visit, especially when there is a local market or brochante on. There is a constant stream of festivals during the summer, for jazz, Latin, dance etc. which can be great fun.

This old renovated property for sale is five minutes drive from the picturesque village of St Blancard, which, besides a beautiful abandonned chateau, has a hotel, restaurant and shop. A little further beyond this also brings you to Lac Gimont with its various recreational and water sports facilities.

It is 10 min from the centre of Masseube, where there is a supermarket, restaurants, golf course, tennis courts and public swimming pool. You will also find doctors, vet, garden centres, nursery and schools at Masseube.
-Infant/junior school 3km
-Secondary school 7km

It is 15 min from Boulogne sur Gesse where there is a range of supermarkets as well as another recreational lake and public swimming pool with water slide.

A complete change of culture is only an hour and a quarter away in Spain, and an hour away in the same direction are the wonderful Pyrenees. Some ski lifts are still operated in the summer, so one can easily hike in the high mountains. The nearest ski resort is Saint-Lary-Soulan, which is 73km (1hr11min) away.

SALE INFORMATION

At 159,000 Euros this property is priced to sell.

Please note that this is the net price, as legal and notary fees are not included. As it is a private sale, agency fees are avoided.

The property is been sold with all fixtures and fittings included. Sale of existing furnishings may also be negotiated if desired.

The property currently includes the renovated barn where we are living and will need to be legally split before completion of a sale. The water and electricity supply will also need to be split. This will all be swiftly conducted at our expense once an agreement of sale has been signed. Please see the land for sale marked with red on the attached cadastral map. The dashed line represents the division that will be created.

The two houses currently share a driveaway and so we will require to retain right of way. However it is our intention to create a separate driveaway approaching from the opposite side after a sale has been completed.

We are open to any serious offers, so please feel free to contact us and we will endeavour to deal with your query or offer with the utmost professionalism, thank you.
