Located on the banks of the Canal du Midi, a rare opportunity.
We've been living the dream for the past seven years and now find we must reluctantly sell due to family illness ...
2 x Investment Properties, now reduced from £210,000 to £170, 000
Both are situated close to the banks of the Canal du Midi, a UNESCO World Heritage Site, on a 12th century wine domaine, the Domaine de Millepetit, in a location famous for its rustic charm and beauty, close to Carcassonne in the sunny Languedoc-Roussillon.
PROPERTY 1
The Cottage
A beautiful one bedroom cottage, located only a few steps away from the Canal du Midi, already developed to an excellent standard, using quality materials and fittings, apart from being a comfortable home it could also offer a generous holiday 'gite’ income potential. The domaine being already a popular low key tourist favourite due to it's location and proximity to the canal.
Also, with detailed plans and quote inclusive of all materials/labour, available on request.
PROPERTY 2
The Barn (136 m sq.)also 'au canal' with permission for residential development. Recent all inclusive quote 27,000 euros.
A separate large 2 storey barn, with high 'cathedral' ceiling, already partly developed, in a sound state, with good roof. It's part of an old stable block and comes with recently granted planning permission for residential development, ‘a 'Certificate d'Urbanisme' which is valid for 18 months, with water, electricity and (SPANC) approved sanitation already in place.
Finding a property to develop so close to the canal, in such a protected area, is very rare. The global recession has not yet hit 'Millepetit' … due to it's beauty and proximity to the canal.
We have dractically reduced our asking price to facilitate a quick sale, to help compensate for current exchange rates and allow us to move forward.
*** As a holiday let or 'gite' you can expect to generate over the April to November season around £9,000 to £11,000 annual income from the cottage alone. It would also provide a bolthole for visiting family and friends.
All associated local taxes are minimal, making them an economical proposition to run.
The barn would achieve a similar yield if developed to a similar standard to the cottage … it's food for thought, especially for anyone not ready to retire looking for a small, easy to run business, looking for a steady income ***
Mooring with Canal-Side Garden
There is also an official VNF safe and economic boat mooring, established since 2008, it comes with a canal side terraced flower and herb garden, incorporating a brick built summer kitchen BBQ. It provides an ideal entertaining space with some built-in stone seating, plus ample space for an extra table and chairs.
The mooring has been developed with 3 concrete mooring posts and a stone built deep quay (1meter 25cm) to accommodate the draft of our old yacht. The mooring would take a boat up to 15 meters or more depending on the draft of the vessel.
In the garden at the edge of the canal there’s also a bench on a small fishing platform located under a weeping Yew tree for some extra summer shade, its also a fine spot to hang your hammock. A shared drying green is close by. At the back of the garden there’s more ground yet to be cultivated, whether for flowers and shrubs or to grow your own fruit and veg.
