Description of Multiple properties on 1 site in Languedoc Roussillon:
Located in the charming hillside village of Moussoulens sits this unique property.Steps away from the Boulangerie, local shop + bar/restaurant
This renovated property has a lot of options. It can be used as 1 large property ( as there is a conservatory/hall area which connects the 2 properties) or two 2 bedroom gites as each unit is fully self contained. Current owner has lived in one gite and successfully rented out the other as a holiday let.

Extensively updated so that you can enjoy the original 17th century features of one gite and modern amenities in the other.
Gite 1 is a 2 bedroom, 1 bathroom property with a pretty terrace balcony whilst Gite 2 is a 2 bedroom, 1 bath property with a small landscaped fenced garden. Enjoy the sun in both outdoor areas throughout the day!

Property 1: Upon entering the front door there is a ground floor bathroom on your left. This consists of a separate bath and shower, a toilet, a sink and a heated towel rail.

Continue through and the rest of this area is open plan. First you will come across the kitchen which consists of an L shape of kitchen counters and cabinets. There is a good sized pantry area located under the stairs.
Next is the dining area which is extremely light and airy and has space for a 6/8 person dining table.
There are 2 good sized windows so it's a very bright and sunny space. Leading on from this is the lounge area which has space to seat 5/6 people. At the end of the room there are glass sliding doors which lead out onto a small sunny terrace, which we use for entertaining during the Summer. There are nice views of the Pyrenees from the terrace.Underneath the terrace is the garage. There is also parking in the Impasse where the property is located.

Upstairs there are 2 good sized bedrooms. The master bedroom is bright and airy
with lovely views over the Pyrenees. The second bedroom is currently used as a
single bedroom but can fit a double bed. There is a W.C between the 2 bedrooms.

Property 2:

Upon entering the front door you will enter the cosy lounge. With a lovely beam running across the ceiling, this room has been renovated to keep the 17th century features but with modern amenities.
Off the lounge there is a fully equipped, modern kitchen. Once again, there are beams running across the ceiling, showing off the age of this cosy property.
Leading out from the kitchen is a small garden which is lovely and sunny and completely private. There are 2 patio areas so it is great for eating meals or entertaining outside during the Summer.
Upstairs there are 2 good sized bedrooms. There is a double bedroom with built in wardrobes and a single bedroom with a built in wardrobe and a small, modern bathroom with shower between the 2 bedrooms.
There is also a good sized attic in this property which could be made into a lovely 3rd bedroom or a second lounge. So there are several possibilities.

Carcassonne - Surrounding area:
The 2 gites are located in the village of Moussoulens. It is a great location because despite being just 15minutes from Carcassonne, it is still a very peaceful place.

The village has a Shop, Boulangerie, Bar, village school and Post office, all of which are just 5 minutes walk from the houses. There is also a an excellent Restaurant, L'Ambrosia, which is just 2 minutes drive down the road, towards Pezens.

The village is well known for having several Truffle Markets between November and January. There are Truffle Omelettes to try, a selection of wines, Truffles available to try and buy. It is a very popular event and people come from far and wide. There are also several village get-togethers during the Summer. The locals are extremely welcoming and have made us feel very involved in village life.

There are several lovely counry walks just 5 minutes from the properties, and a lovely lake down the road.So there is an abundance of beautiful scenery. It is possible to see the Pyrenees on a clear day, as there are views far and wide across the valleys.

The famous book village of Montolieu is just 5 minutes drive away and Saissac, with it's fabulous Chateau, is just 10minutes away.

With such great tourist attractions so near to the 2 gites, they are very popular as holiday properties, especially through the Summer months. Property 1 was rented out fully from April to September this year, whilst the owners lived in Property 2. With so many Christmas markets/attractions, it would be easy to rent the property out throughout the Winter months if the new owner chose to.

Just 15minutes away is the famous medieval La Cite in Carcassonne. The visitor is treated to a maze of winding, cobbled streets, and wide-eyed tourists. La Cite holds World Heritage Site status, so it is one of the most-visited sites in Southern France. There are some chic boutiques, and dozens of restaurants catering for all budgets.

The new part of Carcassonne is a compact multi-ethnic place, built on a grid system, which makes sightseeing easy. At the hub of this grid is the elegant Place Carnot.

This is where everyone who is anyone hangs out on Saturday mornings. The market vibrates with life and colour, with stalls selling everything from artichokes to zucchini. There is a thriving Moroccan population around Carcassonne, and the Place Carnot market is where they congregate to buy huge bunches of fresh coriander, and aromatic spices for tagines.

While the ladies are stocking up on fresh fruit and vegetables, the men are sipping thick black coffee, playing back gammon and reading Depeche Midi (the local newspaper) whilst sharing the pavement cafes with tourists, and chic French families. The Place Carnot is a great location to people-watch, order a Pernod (which will come with a jug of iced water and a saucer of olives)...

Just 5 minutes from the property,Montolieu is a small, pretty village, which prides itself as being a 'village of books and graphic arts', and is a good place to browse through old books - there are perhaps 15 bookshops in the village, as well as a museum on the subject, and the possibility to learn about bookbinding.

Stop here in Montolieu anyway, even if you aren't interested in books, just for an amble around the village, in an attractive setting on a rocky outcrop between two rivers. The village is spread out along a low ridge with gorges either side and centred around the church that dominates the centre of the village and there is also on old stone bridge across the river.

Saissac is 10 minutes from the house and the highlight is undoubtedly the chateau, in its fine wooded setting on a raised rock spur to one end of the village. The Chateau de Saissac is a cathar castle with good views across the Carcassone plains and dating from the 10th century. A significant part of the ruined chateau has been restored in recent years and is now open to the public.

Saissac also contains a part of the original ramparts including two towers and a gateway, a good number of medieval houses to see in the village streets, and a church with origins in the 12th century (although much of the current building is a 17th century reconstruction after fire damage destroyed much of the original building. The Hotel des Saptes is the most impressive medieval house in the village, and the Maison Soldano one of the oldest, dating from the 13th century.
Other information:
The house is rented out for 475euros per week at the height of the season and for 390 euros per week during the off season. The property was rented out between April and October last year but if the new owner chose to, it could be very popular in the Winter season also.
