This is a gloriously light, modern and spacious villa set in its own gardens of 1250 square metres, with a studio annexe set slightly apart. It was completed in 2002 and is of individual design, long and low. Including the veranda there are 170m² of living space. The floors are attractively tiled and the walls are white. There are copious sockets throughout the house and a very reliable internet connection.
Outside
Two large double gates and one personnel gate allow access to the property which is totally fenced or walled, so children and pets are completely safe. The garage has a small side room; the whole is used as a store shed and measures around 20 m². In addition there is parking for at least three cars in the yard. On one side of the property there is a garden used until recently as a vegetable plot, the rest of the garden is planted to give both sunshine and shade, with paved and gravelled terraces here and there. A raised flower bed at the other end of the garden has been planted with beautiful roses and other plants. Behind the garden runs a small usually dry stream, full of frogs in the spring!
We have a small above ground heated pool, having decided against the larger sunken pool for which we obtained planning permission a while ago.

Large double glazed windows afford views all round, giving onto the village to the South and the Black Mountains to the north. The house is within easy walking distance of the village centre, with its bar, post office, shop etc, and also with access to unlimited country walks.
Central heating is by means of ultra modern efficient radiators, with a second system of underfloor heating if preferred. There is also a wood burning stove. The house is very well insulated and has double glazing throughout.
The house has been carefully planned to give maximum light and airiness.
Bathrooms
There are two bathrooms, one with bath, one with shower, two wcs (one separate with handbasin). A 300 ltr tank is situated in the space under the house, which ensures never ending hot water.
Kitchen and living areas
The kitchen is of American design, and is open plan onto the main living space, with a 6m² walk-in pantry/utility room (collier)off. This is an ideal space for fridges, washing machine, food stuffs and general storage. The kitchen has a full range of light oak cupboards, a 5 burner gas hob and extra wide electric fan oven, all fitted about five years ago by Lapèyre. An island unit successfully separates the kitchen from the living room whilst maintaining a sense of unity. The living area includes plenty of space for three double sofas arranged around the wood burning stove, and a large dining table, the whole measuring around 40m². Full double French doors lead onto the front terrace from this room, which has windows on all sides.
Siran, Olonzac - Surrounding area:
In the Heart of the Minervois, endowed with a Mediterranean climate, the village of Siran is a busy wine making village, with shop, bar, post office, etc. The village centre is ancient but around this there are some select homes, including this one for sale. The area is beautiful with views over the Black Mountains and also all the way to the Pyrénees. Carcassonne and Narbonne are equidistant, and nearby airports are at Carcassonne,Béziers, Montpellier, Toulouse and Perpignan. Nearest market town is Olonzac.
