Description of Farmhouse in Brittany:
Beautiful 4 bedroom farmhouse of 170m2, set in 3300m2 of lovely gardens with ruined longere that has permission for conversion into two gites
The farmhouse has a constructed area of 170 m2, set in a total plot of over 3300 m2. The house has a nicely sized kitchen able to accommodate a sofa and a dining table comfortably, a downstairs cloakroom, a large but cosy lounge with log burner and views onto the rear garden, a spacious dining room with fantastic natural light, a small office or study, and a sizeable playroom or fourth bedroom/guest room downstairs. All of the downstairs windows are double glazed, and all of the downstairs rooms have very high ceilings and an airy feel. There are 3 generous bedrooms upstairs - all good sized doubles with excellent natural light and double glazed windows - and a roomy family bathroom with bath, overhead shower, sink and bidet, plus a separate toilet. There is also a utility room downstairs leading off from the kitchen that houses the oil-fired boiler, washing machine, dryer, and also has a sink. There is substantial loft space above the utility room and kitchen that could be converted into more living space (subject to any planning consents).

Outside at the front of the house there is a large courtyard driveway with parking for 8+ cars that has been recently resurfaced, a fantastic secure double garage with space to use as a workshop area, numerous stone outbuildings including two pigsties and a pretty lawn. There are lovely landscaped lawns to the back of the house - this area has recently been landscaped - with a spacious patio for barbecues and dining. The garden is south facing and so is bathed in sunlight all day. The garden is now fully fenced and gated. There is also a charming stone barn in the rear garden. To the side of the barn there is a large wood hangar with approximately 5 winters' worth of wood.

Opposite the main house is the second part of the plot. There is a large Breton longere in a ruined state, for which we have permission (Declaration prealable) to restore back to dwellings. These would make fanatastic gites with some love and hard work; the plans we drew up detailed one 3 bedroom and one 2 bedroom gite. They have a reasonably sized lawned area to the side that could be used as the gite gardens, and the whole area could be effectively self contained from the main house.
La Chapelle Neuve - Surrounding area:
The house is in a lovely rural area - there are no neighbours within sight - and surrounded by farmland. There is a village with bakery, two bars and a small shop within 3 minutes drive (La Chapelle Neuve 22160), and within 15 minutes there are small towns with supermarkets, pharmacies, eateries, doctors, dentists, tourist offices and more bars (Callac and Belle-Isle-en-Terre). Travel for 30 minutes by car, and you can reach large market towns with supermarkets, hardware stores, and all the shops you could expect to need (Guingamp and Carhaix). Also within 30 minutes are the beautiful beaches of the Trégor coast, near Plestin-les-Greves. The ferry port at Roscoff is one hour's drive with very regular sailings to Plymouth, and Brest airport is also within one hour which flies to London as well as connecting with Paris.
